Ocean Canyon Properties - Green Initiative
Ocean Canyon Properties believes that corporate responsibility is not just a matter of good business practice…but is a means by which a company:
- Can demonstrate the core values that reflect a cooperative approach to the sustained growth of a company’s business
- Recognize the efforts of its employees and members to meet the objectives of the company
- Reflect a commitment to the communities within which our business is practiced
- Actively involves each employee in the management of those precious resources that help to sustain our business.
At Ocean Canyon Properties we understand that our activities impact the earth and its resources. We also understand that it is the natural resources upon which our resorts are built that form the backbone of our success. Our stewardship of these resources will enhance our company’s growth by continuing to provide beautiful destinations for our members to enjoy. Further, OCP recognizes the benefit of participating and helping to maintain the communities in which we work…and participating in other initiatives that allow OCP’s commitment to our earth and earth’s citizens to be felt far beyond the front gate of our resorts.
Ocean Canyon Properties’ Green Initiative establishes guidelines that are intended to:
- Enable us to conservatively manage our resources.
- Develop and construct our resorts in ways that are protective of natural habitats.
- Manage our buildings in ways that reduce electrical consumption and minimize our carbon footprint.
- Implement recycling practices to productively help us to manage waste generated at our resorts.
- Manage our water systems to reduce consumption.
- Partner with other Green Initiatives that support similar objectives.
- Partner with suppliers to our resorts that practice Green Initiatives and provide us with earth-friendly products we can use to maintain our resorts and service our members and guests.
- Train and educate our employees, members and guests in "best practices" so as to enrich their lives.
Initiative Programs:
Recycling:
- Each resort will institute a recycling program for plastic, glass and metal. Resorts will partner with a local recycler and place collection containers on the resort.
- Large recyclable items (old mowers, tractors, batteries, etc.) will be removed and taken to an appropriate recycling center.
- Recyclable liquids (vehicle oil, kitchen fryer oils) will be properly disposed of in containers and collected for recycling.
- Posters encouraging recycling will be prominently displayed in our lodges.
- Establish a Technology Initiative to facilitate the distribution of information and reduce the dependence upon using printed material.
- Ink and toner cartridges used in the company office operations will be recycled.
Waste:
- Resorts will utilize garbage bags in all trash cans, rental units and buildings that are eco-friendly and break down more quickly in a landfill.
- Each resort will designate an area in which to develop and maintain a compost pile. Appropriate waste from the kitchen, grass clippings, cuttings and leftover dirt will be used to grow the compost for re-use with resort gardens and other landscaping projects.
Electric Utilities:
- Resorts will better manage electrical utilities by installing programmable thermostats in buildings and rental units.
- Replacing standard incandescent lighting with compact fluorescent bulbs.
- Installing T8 lighting fixtures in all new construction and when replacing old T12 fixtures.
- Installing hot water shut off switches in rental units so that housekeeping can turn hot water heaters off between rentals.
- Investigating potential solar power applications.
- Utilizing competitive utility pricing where applicable.
- Establishing resort night lighting that maintains safety but avoids over illumination.
- Training employees to turn off lights when leaving rooms for extended periods of time.
- Installing motion detection systems in appropriate buildings.
- Installing timers on certain sign lights that will turn lights off at a specific time.
- All new office equipment and rental unit appliances will be Energy Star rated.
Water Utilities:
- Proactively manage our water systems to minimize water leaks.
- Install low-flow shower heads and faucets in our rental units and public shower facilities.
- Establish RV washing stations to minimize harmful cleaning detergents from being washed onto the ground.
- Establish landscaping practices and plantings that reduce the need for irrigation.
- Low-flush toilets and waterless urinals will replace older units as needed.
Construction
- All new building construction will be performed to incorporate applicable Green Construction Standards as defined by the National Association of Home Builders.
- All campsite and ground construction will be performed so as to minimize soil disruption and minimize the potential for erosion.
- Site planning for development will be performed in a manner so as to minimize any loss of wildlife habitat and to preserve the natural beauty of our resort destinations.
- Tree removal will be avoided as best as possible. However, when necessary, trees set for removal will be replaced with new plantings in another resort area.
- Natural water areas will be retained, protected and, when possible, enhanced.
Operations
- The company will identify and use earth-friendly cleaning products on its resorts.
- The company will identify and use earth friendly products in its restrooms.
- Old linens and towels will be re-used as cleaning rags or donated to local charities for their use.
- Hand and bath soap that is left over in OCP rental units will not be thrown away but will be stored for distribution to The Global Soap Project. This project recycles used soaps to benefit parts of the world where sanitation is a major issue.
- Paper that is purchased for office use is made from recycled materials.
